As we look ahead to the spring season and warmer temps, take some time to inspect your properties. These things might seem like a headache, but seasonal maintenance is critical to keeping repair costs to a minimum.

Check the Roof

Winter is rough on roofs. From those few freezes we get in Texas to rain and wind, your roofs can suffer through our coldest season. From the ground, walk around the house and look carefully for shingles that seem lifted or out of place. Look at the eaves and gutters to notice any gaps or debris tucked under a shingle.

Clean and Repair Gutters

If gutters on your rental properties are full of leaves and debris after fall and winter, it’s time to clean the gutters. Clean gutters help spring rains drain properly. If you notice dents in gutters or shifts in where the downspouts end, have a gutter specialist make adjustments. This helps rain runoff clear out quickly and move away from your property foundations.

Look for Rodent Activity

It’s one of the most unpleasant things to check, but it’s also one of the most dangerous things to let go unchecked. Rodents tend to invade homes more in the winter than any other time of year. Like humans, they are looking for a warm place to snuggle indoors during colder temps, and your tenants have food inside, too.

Your rental properties can be a rodent bed and breakfast for the winter. Check the attic, garage, and pantries for rodent activity. Look for droppings and nests. Check outside the property for small holes or potential access points. Rats and mice can enter an attic through very small holes. Any opening is an opportunity for rodents to move in.

Call an exterminator or pest control company immediately if you see evidence of rodents.
