Should a tenant we placed be evicted, we will oversee the eviction process for you and provide all necessary information and documentation related to the eviction proceeding. Real Property Management Campanas will pay legal fees and court costs in connection with an Unlawful Detainer Action for all tenants placed in the property by Real Property Management Campanas.
- Bi-annual Property Condition Evaluations
Real Property Management Campanas uses a third party to document the property condition at move-in and move-out. We recommend bi-annual evaluations, starting in month three after move-in. The goal is to ensure your tenants maintain the property and keep it in good condition. An inspection may find maintenance issues and ensure tenants don’t violate the lease by having unauthorized occupants or pets.

- Pet Damage Coverage
For no extra charge, Real Property Management Campanas will only allow pets in your home that are vetted by a third party (Pet Screening). They will screen all pets and verify their history and vaccinations. Real Property Management Campanas will charge the tenants a reasonable monthly pet fee. If there is damage caused by an approved animal that exceeds the deposit, Real Property Management Campanas will pay up to the mentioned amount in each package to cover these damages.

Real Property Management now offers rent default insurance. Rent default insurance will protect the owner against poor tenant outcomes and will provide reimbursement in the event of:
- Evictions
- Broken Leases
- Tenant Death
- Other frequently occurring issues subject to the policy terms and conditions.
- Tenant Replacement Guarantee
If a tenant placed by Real Property Management Campanas vacates in default before the end of their lease Real Property Management Campanas will find a new tenant free of charge by waiving the leasing fee.

Leasing Fee
If the property is vacant, our lease fee (one-time fee to find new tenants) is 50% of one month’s rent. The leasing fee covers advertising your property on more than 40 websites, showing the property to potential tenants, qualifying them, and signing the lease agreement. This fee also includes the commission of the other broker’s agent, who provides the tenants and an initial inspection of the property. Our minimum leasing fee is $500.

Set-up Fee
As long as we don’t have a signed lease, you can cancel our property management agreement without any termination fee. In return, we ask for a set-up fee of $299 to start the whole process so that we can list your property as quickly as possible.
This fee covers setting up the property and its owners in our property management software, our maintenance software, and our showings software.

Home Owners Warranty Coordination
Some owners prefer to use a Home Owners Warranty program for repairs. We are willing to coordinate the repairs with them and the tenants. Our coordination fee is $100 per service call. Real Property Management Campanas will not pay the vendor sent by the Home Warranty company because they are not part of our approved vendors.
